Vero Beach Leads Top 2026 Treasure Coast Development Projects

As we settle into the first quarter of 2026, the Treasure Coast is buzzing with construction activity and ambitious planning. From Vero Beach to Stuart, the region is witnessing a surge in development that promises to reshape local commerce, transportation, and lifestyle options. Whether you are a long-time resident or looking at real estate in the area, keeping an eye on these major projects is essential for understanding the future landscape of our community.

Here is a comprehensive look at the top five development projects dominating the headlines this year, with a special focus on the transformative changes coming to Vero Beach and our immediate neighbors.

The Three Corners Project: A New Era for Vero Beach

For Vero Beach residents, the most significant development to watch in 2026 is the massive redevelopment of the “Three Corners” site. Located at the former Municipal Power Plant property, this project is set to redefine the city’s waterfront. To keep up with projected target dates, developers must break ground this year.

The plan is divided into three distinct phases designed to enhance public access to the Indian River Lagoon while providing new economic opportunities:

  • Phase 1: Focuses on leisure and lifestyle, featuring new restaurants, a skate park, and scenic walkways creating a waterfront village atmosphere.
  • Phase 2: Located on the southwest corner of 17th Street and Indian River Boulevard, this phase includes 34 workforce-housing units mixed with commercial space and a new retail pier along the lagoon.
  • Phase 3: The redevelopment of the iconic “Big Blue” power plant structure into a dynamic market, meeting area, event center, and two hotels.

Buc-ee’s Arrives Near the County Line

Just south of Vero Beach, the highly anticipated arrival of Buc-ee’s in northern St. Lucie County is moving forward. The Texas-based chain is famous for its massive travel centers and beaver-themed merchandise. Construction is slated to begin in 2026 at the southeast corner of the Indrio Road and Interstate 95 interchange—a convenient location for Indian River County residents.

While early reports suggested this location might be the largest in the world, the company has clarified that square footage calculations differ, and it will not hold that specific title. However, the scale remains impressive:

According to the most recent site plan, the facility is to include a 76,245-square-foot retail store and 778 parking spaces. It will feature 120 gas pumps and charging spaces for 18 electric vehicles.

With a typical construction timeline of 12 to 15 months, the facility is currently targeting an opening date in 2027.

Revitalizing Downtown Fort Pierce: King’s Landing

Further south in Fort Pierce, the King’s Landing project is finally gaining momentum after years of delays. This multi-use destination in downtown Fort Pierce aims to bring a mix of luxury living, dining, and hospitality to the area.

Limited construction on luxury villas began in 2025, but the bulk of the work, spearheaded by Live Oak Development, is expected to commence in 2026. Revised deadlines now require the first phase, including a hotel, to be completed by July 2028. Subsequent phases delivering restaurants, shopping, and residential spaces are scheduled for completion throughout 2029.

Professional Soccer Coming to the Treasure Coast

Sports enthusiasts have reason to celebrate as the Port St. Lucie Sports Club pushes forward with plans for a professional soccer stadium. To meet the goal of kicking off the USL League 1 season in spring 2027, construction on the 6,000-seat stadium at Walton & One must begin this year.

City officials have ensured safeguards are in place; a performance bond valued at 120% of the estimated cost protects the city if the developer cannot complete the project, ensuring the community isn’t left with an unfinished structure.

Brightline Station in Stuart: The Connection to Orlando and Miami

Finally, regional connectivity remains a hot topic. Brightline and Martin County officials are working toward a 2028 opening for a new station in Stuart. This addition would provide Treasure Coast residents with easier rail access to South Florida and Orlando.

However, the clock is ticking on funding. Following a federal requirement to reapply for grants, the county faces a February 2026 deadline for new applications.

If grants fail to come through for Martin County by June 30, 2027, both Brightline and Martin County have the option to back out of the deal.

As 2026 unfolds, these projects represent more than just concrete and steel; they signal a growing, vibrant region attracting new amenities and infrastructure that will benefit residents of Vero Beach and the wider Treasure Coast for years to come.
