Vero Beach is gearing up to expand its footprint in the booming youth sports tourism industry. In a major move for the local economy and visiting sports families, the Vero Beach City Council recently approved a long-term land lease near the local airport to pave the way for a major hospitality and entertainment development.

A planned $37.3 million project near the Jackie Robinson Training Complex will introduce a 116-room TownePlace Suites by Marriott and an innovative augmented-reality baseball facility, poised to inject an estimated $30 million into the local Vero Beach economy.

The 3.45-acre parcel located at 3800 Aviation Drive, just northeast of the iconic Jackie Robinson Training Complex, will be transformed by VB Hotel 1, LLC, a subsidiary of Deerfield Beach-based Diversified Companies. According to Cary Goldberg, the principal of the developing firm, the goal is to break ground in the first quarter of 2027 and complete construction by the final quarter of that same year. The developer has secured a 40-year lease on the city-owned property, with an option to extend for an additional decade.

With Major League Baseball drawing more than 400 youth sports teams to the Vero Beach training complex annually, the facility hosts events 36 weeks out of the year. Goldberg noted that youth sports is currently a $46 billion industry, making the area uniquely primed for specialized accommodations. The new TownePlace Suites by Marriott was collaboratively designed over two years to specifically cater to these traveling families. Rather than building a standard airport hotel, developers envisioned a family-friendly retreat where guests can park once and simply walk to the nearby tournament fields.

Key features of the upcoming Vero Beach development include:

  • 116 sports-family-optimized guest rooms featuring adapted queen-size beds for teenagers and convenient in-room kitchens.
  • Resort-style amenities including a large swimming pool, fitness center, complimentary hot breakfast, and a full-service lobby bar.
  • Dedicated meeting spaces and a concierge service tailored to assist visiting sports teams and families.
  • Plans for an adjacent one-acre family restaurant, for which the developer is currently seeking culinary entrepreneurs.

Perhaps the most highly anticipated feature for local residents and visitors alike is the inclusion of Home Run Dugout. Operating on a model similar to popular golf entertainment venues, this high-tech indoor batting complex will feature patented augmented-reality batting bays. Players ranging from six years old to adulthood can hit baseballs and softballs into advanced tracking screens that project the hit’s speed and trajectory into virtual renderings of iconic Major League Baseball stadiums. Beyond youth tournaments, the venue is expected to be a major local draw for corporate team-building events and birthday parties.

While the project promises significant community benefits, the financial structure of the lease did spark some debate during the Vero Beach City Council’s approval process. Under the agreed terms, rent payments to the city will not commence until 25 months after the lease begins to accommodate the extensive construction timeline. Council member John Carroll expressed concern over this delay, arguing it conflicted with established airport property lease policies.

However, city airport officials strongly defended the agreement’s overarching value. Airport Director Brandon Dambeck highlighted the creation of over 60 middle-class jobs and the massive economic infusion the project will bring to Indian River County. Furthermore, Assistant Airport Director Will Howard noted that Diversified Companies has already contributed a $500,000 local match toward a $1 million Florida Department of Transportation infrastructure grant for the city, underscoring a strong financial commitment to the continued growth of Vero Beach.
