Winter is approaching, and snowbirds are flocking to Vero Beach earlier and staying longer than in recent years. Local real estate professionals are reporting a significant upward trend in seasonal rental bookings on the barrier island, with homes and condominiums securing tenants at a rapid pace.
According to Gali Dupay, rental manager at Moorings Realty Sales Co., demand is notably higher than last fall.
Approximately 95 percent of our properties currently have at least one booking for the coming season, and about 75 percent of the 70 properties we manage are fully booked for the upcoming winter season.
Dupay noted that their inventory is quickly dwindling, with only one single-family home and a selection of condos remaining available for the season.
Angela Waldrop, a rental manager with 17 years of experience at Dale Sorensen Real Estate, echoed this strong demand. Managing around 90 barrier island properties, Waldrop observed that most tenants are securing leases for three to six months. This marks a distinct shift from the previous year, when property owners frequently had to accept shorter, split-season agreements.
While demand has surged, local real estate agents indicate that rental rates have largely stabilized, mirroring last year’s figures with only slight premiums for highly desirable water views or newly remodeled units. Current seasonal market rates for Vero Beach barrier island rentals include:
- Premium Condominiums: Standard units are renting from $6,000 to $17,500 per month in the Moorings, with the most luxurious island condos reaching up to $20,000 per month.
- Single-Family Homes: Houses are averaging $9,000 to $25,000 per month in the Moorings, while top-tier luxury homes across the island are commanding up to $45,000 per month.
- High-Value Leases: Recent premium transactions include a $210,000 payment for a six-month island house rental and a $135,000 payment for a three-month stay.
One standout transaction this season was secured by Marsha Sherry, broker associate at Moorings Realty. The deal brought in $35,000 for a two-month stay in a fully renovated, 2,200-square-foot, three-bedroom, three-bathroom oceanfront unit in the highly sought-after Southwinds community.
For those looking to secure a spot in one of the 15 distinct condo communities within the Moorings, navigating the specific homeowner association rules regarding pet allowances, applications, and lease durations can seem complex. However, local realtors are dedicated to smoothing out the process for both owners and tenants. To elevate the snowbird experience, local agencies often provide personal concierge services during the winter months, coordinating special requests, facilitating the details of a stay, and ensuring peace of mind for property owners.
Although the island is heavily booked, opportunities still exist as new properties are continually added to the local rental inventory. For those trailing the flock, immediate action is recommended. Waldrop advises that property owners must price accurately for the specific market, and renters seeking highly coveted locations should begin their search incredibly early for the 2028 season.
Noting that Vero Beach just experienced its strongest summer since the pandemic, local experts agree that as more people discover the unique charm of the area, the local seasonal rental market is shaping up to have a truly wonderful winter season.
