$34M Marriott Hotel Construction Starts at Vero Beach Airport

The Vero Beach Regional Airport is continuing to soar to new heights, and local accommodations are actively expanding to meet the growing demand. A brand-new 116-room TownePlace Suites by Marriott is slated to begin construction near the airport by this summer, bringing a highly anticipated lodging option to the bustling Aviation Boulevard corridor.

Set to be located at 3800 Aviation Blvd., the 73,000-square-foot hotel will be built on 4.7 acres of city-owned airport property. Cary Goldberg, president of Deerfield Beach-based Diversified Realty Development Co., shared that the project has been meticulously planned since 2024. With construction expected to break ground within the next 90 days, Marriott Corp. is reportedly eager to introduce its TownePlace brand to the Vero Beach market.

The push for new airport-adjacent lodging is largely fueled by a rapid increase in both commercial passenger volume and major community institutions. Key drivers for the new development include:

  • The Jackie Robinson Training Complex: Situated just across the street from the former Dodgertown, the hotel will provide highly convenient lodging for visiting sports teams, families, and event attendees.
  • Commercial Airline Growth: A recent influx of daily flights from major carriers like Breeze Airways, JetBlue, and American Airlines has significantly increased the number of travelers needing quick, comfortable, and local accommodations.
  • Aviation and Medical Hubs: Close proximity to major economic drivers, including Piper Aircraft and Cleveland Clinic, makes this location ideal for visiting business professionals and medical personnel.

The upcoming Marriott represents a substantial capital investment in Indian River County. Diversified Realty Development Co. has invested approximately $34 million into the project, a figure that includes a $500,000 grant from the Florida Department of Transportation. The developer is already well-integrated into the local aviation community, having recently completed a 76,000-square-foot expansion that added 46 new hangars to the north side of the airport.

Before shovels can hit the dirt, the Vero Beach City Council must officially approve the property lease agreement between the developer and the airport. Vero Beach Airport Director Todd Scher anticipates the council will review the pending agreement during their April session, where the final monthly lease rate will be determined.

Once completed, the TownePlace Suites will be the second hotel situated in the immediate vicinity of the airfield. It will join the existing Star Suites, an $8.5 million hotel constructed in 2019 through a partnership with Riverside Theatre to accommodate visiting artists, musicians, and the general public.

The upcoming 116-room TownePlace Suites by Marriott highlights the rapid economic and commercial growth surrounding the Vero Beach Regional Airport, driven by an impressive expansion in daily passenger flights and sustained demand from prominent local institutions.
